These terms set out the arrangement between you and Nimman Baan when you use our website or make a reservation with us. We have written them to be as clear and straightforward as possible.

1.Definitions

"Agreement" means these Terms & Conditions, together with any booking confirmation or reservation detail provided by Nimman Baan.

"We / Us / Our" refers to Nimman Baan, operating at 33 Nimmanahaeminda Road, Su Thep, Mueang, Chiang Mai 50200, Thailand.

"Guest / You / Your" refers to any person who accesses our website, makes an enquiry, or stays with us.

"Services" means the accommodation, rest room, shuttle, and related hospitality services offered by Nimman Baan.

"Content" refers to all text, images, layouts, descriptions, and other materials displayed on our website.

"Reservation" means a confirmed booking for one of our services, whether made online, by phone, or in person.

2.Acceptance of Terms

By browsing our website, submitting an enquiry form, or making a reservation, you confirm that you have read, understood, and agreed to these terms.

Our services are intended for guests who are 18 years of age or older. If you are booking on behalf of a group that includes younger guests, you confirm that you are an adult with the authority to accept these terms on their behalf.

If you do not agree with any part of these terms, we kindly ask that you contact us before completing a booking so that we may address your questions.

3.Service Description

Nimman Baan offers short-stay and overnight accommodation for travellers passing through Chiang Mai, with particular attention to those with airport connections. Our current services include:

  • Daytime Rest Room — A quiet, private room available for up to six hours, suited to guests who wish to rest or refresh between flights. Priced at ฿4,500.
  • Overnight Stay with Airport Shuttle — A full overnight stay with a complimentary shuttle service to or from Chiang Mai International Airport. Priced at ฿10,100.
  • Long Layover Suite — A spacious suite for stays of up to 24 hours, designed for families or small groups with longer connections. Priced at ฿17,500.

Service availability is subject to room occupancy and scheduling. We will always endeavour to accommodate your needs and will communicate promptly if a requested option is unavailable on your chosen dates.

Services are available to guests arriving in Thailand. We do not impose geographic restrictions on who may make a reservation, though payment is processed in Thai Baht.

4.Reservations & Bookings

A reservation becomes confirmed once you have received a written confirmation from Nimman Baan, whether by email or other written communication. Submitting an enquiry form does not in itself constitute a confirmed booking.

You are responsible for providing accurate arrival times, flight details, and guest information. We rely on this information to prepare your room and arrange any shuttle service.

Account registration is not required to make a reservation. All communication relating to your stay will be handled through the contact details you provide at the time of booking.

5.Guest Responsibilities

We ask all guests to treat the property, its furnishings, and fellow guests with consideration. Nimman Baan is a place of quiet rest, and we respectfully ask that guests maintain a calm atmosphere throughout their stay.

The following conduct is not permitted:

  • Causing damage to rooms, shared areas, or property
  • Disturbing other guests through excessive noise
  • Using the premises for any unlawful purpose
  • Bringing unauthorised guests into reserved rooms
  • Smoking in any indoor area of the property
  • Misusing shuttle or other complementary services

Guests who do not observe these conditions may be asked to vacate the property. In such cases, a refund will not be issued for any unused portion of the stay.

You are also responsible for any physical damage caused by you or members of your group during the stay. We will communicate any such costs clearly and in good faith.

6.Intellectual Property

All content on the Nimman Baan website — including text, photographs, logos, layouts, and service descriptions — is the property of Nimman Baan or its respective rights holders.

You are welcome to view and share our website for personal, non-commercial purposes. We grant you a limited, non-transferable licence to access and use the website for booking and informational purposes only.

Copying, reproducing, or redistributing any website content for commercial use without our prior written consent is not permitted. This includes use in other promotional materials, aggregator listings, or derivative works.

If you leave a review or share feedback with us, you grant Nimman Baan a non-exclusive right to use that content for promotional purposes, such as displaying it on our website or social media.

7.Payment Terms

All prices are quoted in Thai Baht (฿) and include applicable taxes unless stated otherwise. Payment is expected at or before check-in, unless a different arrangement has been agreed in writing.

We accept major credit and debit cards, cash in Thai Baht, and bank transfer where arranged in advance. Please contact us if you require a specific payment method and we will do our best to accommodate.

Prices are reviewed periodically. The rate confirmed at the time of your booking will apply to that reservation, regardless of any subsequent changes to published pricing.

8.Cancellation & Modifications

We understand that travel plans can change. If you need to adjust or cancel your reservation, please contact us as early as you are able.

Cancellations made more than 48 hours before the scheduled check-in time will receive a full refund. Cancellations within 48 hours may be subject to a partial or full retention of the booking amount, depending on the service and our ability to reallocate the room.

If your flight is delayed or your arrival time changes, please let us know and we will do our best to adjust your room availability accordingly. We treat each situation with care and flexibility where possible.

Nimman Baan reserves the right to modify service details — such as shuttle timing or room configuration — when circumstances require it. We will always notify you and work to find a suitable alternative.

9.Disclaimers

Our website and services are provided in good faith and to the best of our ability. However, we cannot make representations about the accuracy or completeness of all information displayed online, and details such as availability and pricing are subject to change.

Nimman Baan is not responsible for delays or disruptions to airline schedules, road conditions affecting shuttle services, or any events outside our reasonable control.

Nothing in these terms excludes or limits any rights you hold under applicable Thai consumer protection laws.

10.Limitation of Liability

To the extent permitted by Thai law, Nimman Baan's total liability for any claim arising from a reservation or the use of our services is limited to the amount paid for that reservation.

We are not liable for indirect, incidental, or consequential losses, including missed flights, travel disruptions, or lost belongings unless directly caused by our negligence.

We take reasonable precautions with guest property stored at our desk, but cannot accept liability for loss or damage to items of significant value unless they have been formally entrusted to our care in writing.

Force majeure events — such as natural disasters, public health emergencies, government restrictions, or infrastructure failure — are outside our control and will not constitute a breach of these terms.

11.Indemnification

You agree to indemnify and hold Nimman Baan, its staff, and its representatives harmless from any claims, costs, or damages arising from your breach of these terms, your use of our services in a manner not permitted by these terms, or any damage to property or harm to other guests caused by you during your stay.

12.Termination

Either party may end a booking arrangement at any time. Guests may cancel according to our cancellation policy set out in Section 8.

Nimman Baan reserves the right to refuse or terminate a stay if a guest's conduct breaches these terms or poses a risk to the comfort or safety of others on the property. In such circumstances, we will act fairly and explain our decision.

Provisions relating to intellectual property, liability, indemnification, and dispute resolution will survive the end of any reservation or agreement.

13.Dispute Resolution

These terms are governed by the laws of the Kingdom of Thailand. Any dispute arising from a reservation or these terms will be subject to the jurisdiction of the courts of Chiang Mai Province.

Before any formal proceeding, we ask that you contact us directly so that we may try to resolve any concern through open and respectful discussion. Most matters can be settled quickly and amicably.

If informal resolution is not reached within 30 days of a written complaint, either party may refer the matter to mediation before a mutually agreed mediator. Litigation remains an option of last resort.

For consumer disputes, Thai guests may also refer to the Consumer Protection Board under the Consumer Protection Act B.E. 2522.

14.General Provisions

Entire Agreement: These terms, together with any booking confirmation, represent the complete agreement between you and Nimman Baan.

Severability: If any provision of these terms is found to be unenforceable, the remaining provisions will continue to apply in full.

Waiver: Our failure to enforce any provision on one occasion does not constitute a waiver of that provision going forward.

Assignment: You may not transfer your rights under a reservation without our prior written agreement. We may transfer operational obligations in the event of a change of management, provided your booking is honoured.

Notices: Any formal notice to Nimman Baan should be sent in writing to our address or by email to [email protected].

15.Changes to Terms

We may update these terms from time to time to reflect changes in our services, applicable law, or operating practices. When we do so, we will update the "Last Updated" date at the top of this page.

Where a change is significant, we will make reasonable efforts to notify guests with existing reservations by email. For all other updates, we encourage you to review these terms before making a new booking.

Continued use of our website or services after updated terms have been published constitutes your acceptance of those updates.
